5 Tips For Buying A St Pete Home – Keller Williams St Pete

So you want to buy a St. Pete home. It’s a great area, but you know that home buying can be stressful. Here are some tips to make your home shopping easy breezy.

Check your finances

Before you ever walk through a home or talk to a Realtor, check your finances. If you find mistakes or misreports, work to correct them. If you have a lower score or issues on your credit report such as late payments, charge offs or bankruptcies, take a few months to work to improve your score and report. Know how much home you can afford

Think long term

Also keep in mind that you should be thinking long term. If you are newly married, or planning to be married, chances are you will be in this home when you start your family. So schools are important. Also pay attention to whether a seller has done a pre-sale inspection and ask to see a copy of one for homes you are very interested in. That way you have an idea of any expensive repairs that might become necessary.

A History of St. Petersburg Florida

St. Petersburg, Florida is on the west coast of Florida in Pinellas County, Florida. It is often referred to by locals as St. Pete, and formally shortened its name in 1994. It sits on the peninsula between Tampa Bay and the Gulf of Mexico.

A History of St. Petersburg FloridaSt. Pete was founded by John C. Williams, who migrated there from Detroit, Michigan, and by Peter Demens. Williams purchased the land in 1876, and Demens brought the terminus of a railroad there in 1888. St. Petersburg was incorporated on February 29, 1892. The city was named after Saint Petersburg, Russia, which was where Peter Demens was born and raised.

According to a local legend, Demens won the right to name the town in a coin flip with Williams. Williams then, as the loser, got to name the first hotel. He named if after his birthplace. The Detroit Hotel still exists downtown, but has been turned into a condominium. The oldest running hotels are the historic Pier Hotel, built in 1921, formally Hotel Cordova and The Heritage Hotel, built in 1926.

Philadelphia publisher F. A. Davis turned on St. Petersburg’s first electrical service in 1897 and its first trolley service in 1904. The city’s first major industry, wholesale fish sales, was established in 1899 when Henry W. Hibbs, a native of Newport, North Carolina, established his wholesale fish business at the end of the railroad pier. This pier extended out into the shipping channel. Between 1906 and 1908 the shipping channel was dredged and the deeper channel opened St. Pete up to increased shipping.

In 1914, airplane service across Tampa Bay from St. Petersburg to Tampa started. This is generally considered the first commercial airline. The company was the St. Petersburg–Tampa Airboat Line. Their pilot was Tony Jannus, and an annual award, The Tony Jannus Award, is presented annually for outstanding achievement in the airline industry.

As with its surrounding sister cities, St. Pete has a great history to go with its great beaches!

Home sellers in Clearwater, Dunedin or St. Pete, who are selling homes need to make sure they don’t shoot themselves in the foot by pricing their homes wrong!

As a homeowner, going with what you think its worth, versus actually finding out what it is worth can make the difference between selling your home quickly and having it languish on the market. Pricing it even $5,000 to $10,000 too high and it will sit. Pricing it right the first time will assure a sale.

How Home Sellers Shoot Themselves in the Foot with Bad Pricing!One of the biggest mistakes home sellers make when pricing their home wrong is thinking that the home is worth more than it is. The market has changed much in the last several years including in Clearwater, Dunedin and St. Pete and even if you adjusted your thinking from before the housing bubble burst, you still probably inflate the value. Maybe your neighbor just got a great price for their home and you know yours is just as good, if not better. But is it? Do you have the high end finishes that they do? Is your bath or kitchen showing some wear?

Ok, you’re thinking, I can always come down if I’m pricing it too high. Bad idea, for a few reasons. The building was originally built in 1963 and has both 1 and 2 bedroom units. 1 bedroom units are about 850 square feet and asking prices range from $130,000 to $150,000, two bedroom units are about 1050 square feet and asking prices range from $150,000 to $220,000.

Prices will vary based on views you have and what floor the unit is on. Units are bright and airy, immaculately maintained and in “move in” condition.
